Members of the National Association of Independent Mortgage Service Providers (NAIMSP) must hold a designation from the Mortgage Institute For Financial Service Professionals, Inc. These designees are authorized to act in the capacity of Mortgagor Financial Representative professionals and choose to practice in that capacity.
The Mortgagor Financial Representative (MFRä) professional is a fiduciary that provides independent fee-only mortgage advice and who represents the mortgagor (the borrower) in making mortgage related financial decisions before, during and/or after the mortgage transaction. These professionals have developed the expertise necessary to blend the financial planning process with mortgage techniques and they recognize the consumer’s need to align their mortgage decisions with their overall and long-term financial objectives. These professionals are dedicated to building and preserving long-term client relationships by providing guidance to their clients from the inception of the mortgage through its retirement.
Through membership MFR professionals show continued dedication to the high ethical standards of the Association and to the further expansion and growth of this financial specialty.
Members pledge to abide by the NAIMSP Code of Ethics for Mortgagor Financial Representative professionals.

Preamble
By acting in the capacity of Mortgagor Financial Representative professional, we pledge to raise the standards for all persons who interact with the public in the area of home financing by promoting the application of financial planning techniques and principles to the home financing process for the benefit of consumers. Through professional continuing education we pledge to continue to strengthen and expand the intellectual capital of financial services professionals.
q Member shall provide to the client the designee’s certificate number issued by MIFSP at first contact. The MIFSP certificate number shall also appear in the letter of engagement.
q Member shall provide to the client a letter of engagement signed by both designee and the client at the onset of any fee services. The letter of engagement shall outline the services to be rendered by the MFR™ professional and the fee to be paid by the client for the MO™ Brand Financial Services and/or Mortgage Based™ Financial Planning provided in order to avoid any client confusion.
q Member shall enter into a written fiduciary relationship with their clients and shall always put the client’s interests first.
q Member shall provide all Mortgage Based™ Financial Planning and/or MO™ Brand Financial Services solely on a fee-only basis. A MFR™ professional shall charge either a flat fee or an hourly fee that is fair and reasonable based on the amount of time and skill required. (This requirement is not intended to change the method of compensation for other services or financial/mortgage products the designee may provide.)
q Member shall strive to provide guidance to the client on how to shop for a mortgage and on how to maximize the benefits of shopping for a new mortgage if a new mortgage is warranted by the facts.
q Member shall strive to provide to the client information that will result in mortgage brokers disclosing their fees at the time the consumer locks in the rate of the loan.
q Member shall not guarantee any particular result from the client’s mortgage shopping.
q Member shall not act as “Agent” to a principal financial product provider or as a “salesperson” to the customer at any time during their engagement as a MFR™ professional. (This requirement is not intended to hinder designees from providing other services or products to the client after the conclusion of the MFR engagement.)
q Member shall strive to provide objective guidance to a client because they are not acting as a sales agent of any kind. A MFR™ Financial Services Professionals is on the same side as the client and is never compensated on a commission basis for Mortgage Based™ Financial Planning and/or MO™ Brand Financial Services. (This requirement is not intended to hinder the designee from being compensated for providing other services or products to the client after the conclusion of the MFR engagement.
q Member shall recognize that sometimes "a good loan maybe no new loan at all".
q Member shall have a duty to always provide service and advice in the best interest of their clients and to make fair and complete disclosure of all material facts and to employ reasonable care to avoid client misunderstanding.
q Member shall have no present or contemplated future interest in any property that maybe the subject of a current mortgage or prospective mortgage analysis.
q Member shall have no present or prospective personal interest or bias with respect to the participants in the transaction.
q Member shall not accept any commission, rebate, or profit on Mortgage Based™ Financial Planning and/or MO™ Brand Financial Service related expenditures made for their clients without the client’s expressed knowledge and consent.
q Member shall provide the client with a report and a receipt upon being paid by the client signifying the end of the engagement.
